Real Estate Investors Beware!

Can you really make money in real estate? You bet you can, but you better beware of what youre getting yourself into. I have been investing in real estate for years now and I cant tell you how many properties I have bought from burnt out landlords or young couples that really started too soon.

Like anything the key to being successful in real estate investing is education and practice. I have had some really good deals and others I thought were going to drag me down to the deepest of money pits. So for what its worth heres a few observations I think will be helpful to investors just starting out.

Beware of the late night infomercial real estate gurus when they say you can build wealth in real estate with only five or ten hours a week. To be successful you need to be on all the time. Its all about marketing and following through and networking and did I mention marketing. I am astounded every time I meet a so-called investor and ask them for a card and they dont have one. How is anyone supposed to know you buy houses or invest in real estate if you dont tell them every chance you get?

Beware of rentals. Land lording is a pain. I dont care if you have a management company in place or not you are always going to get calls about something being broken or some inspection the city wants to run you through. New investors should especially be aware that almost all of the tenant/landlord laws favor the tenants. If you want a taste of what can happen rent the movie Pacific Heights with Michael Keaton sometime. You may never buy another rental again. Remember peace of mind could cost you more than great cash flow.

Beware of contractors who want to be paid by the hour and not the job. Unless you are constantly there with them, they will take you for a ride every time. Make them sign a must be completed by clause and if they dont complete the job by the said date, your cost should be discounted.

Beware of homes sold at sheriff sales or on the courthouse steps. Yes you can find some great deals there, but make sure you do your due diligence and always try to inspect the house first. Judgments and out of this world repair costs could chomp away at your potential profit quickly. I like buying the foreclosure properties after the bank gets them back. They are still As Is, but you can always inspect them and have an out if you use a realtor. Better safe than sorry right.

Beware of taking advice from someone who doesnt own any investment property, rents or swears he knows of the next big market if only he had the money.

I have learned and still believe you can never learn too much about something so when it comes to building wealth though real estate education really is the key. For anyone that enjoys playing computer games, a career and computer game design would be a dream come true. What could possibly the more enjoyable and rewording then designing your own computer game and actually being paid for it? Some designers are paid very, very well indeed. Every fan of computer games has no doubt at least occasionally fantasized having a career in computer game design, as a gamer myself, I have thought about how cool that would be myself.

If you are dreaming of a job in the computer game design industry, the good news is its a huge industry and there are loads of jobs available and it pays remarkably well if you should happen to come up with a hot seller. The bad news is that it is very difficult to learn the requisite programming skills that are required. Getting a degree in computer science is a solid beginning, but there's nothing easy about achieving that either. Of the six friends I had in college that were computer science majors, only one of them has the fortitude to see it through and actually get a degree. It is a grueling major filled with advanced mathematics classes and tedious programming exercises. You really have to be smart, and you really have to be motivated.

If these things sound like something you could handle that a computer game design career may be something you could do. You will definitely need a deep abiding affection for computer games, but that's pretty obvious isn't it? My college friend that got his computer science degree is currently working for a well knowing game design company, and absolutely loves it. He will tell you though, that it is nowhere near the fun and games that he first imagined it would be.

Computer games today have absolutely huge amounts of complex code and can take years to complete. In the infancy of the game industry, computer game design teams often consisted of just a few people. Nowadays, a lot of the games have many different production teams all working simultaneously on a project, with each working in their own field of expertise.

For the really skilled programmers, there is no limit to what you can achieve. Experienced programmers with a proven track record under their belts can not only command a large salary but can have a lot of creative input over the direction of the game.

There are some other job in the computer game design industry and programming does not interest you. Generally, programmers are the most sought after, but good graphic artists and writers can be attractive employees to say game design producers. They may not be paid as well, but they most certainly still make an excellent living in the ever burgeoning industry of computer game design.

Improved page engine rank is a term used by those with a confusion with SEO and page optimization and Google Page Rank properly PageRank by the way. It is a trade marked term registered by Google, although the patent for the PageRank system of calculating and assigning it is assigned to Stanford University where Page developed the system, not Google.

What most people do not know is that the term PageRank originates from the name of one of the developers, Larry Page. Hence Page Rank. He later teamed up with Sergey Brin to form Google in 1998.

Enough of history: that is in the past! The present is that Google PageRank that I will henceforth refer to as Page Rank for fear of breaking copyright law, has been publicly stated by Google as being one of the predominant means of determining the listing of a website for a particular search term. This might not last for a lot longer, since there are whispers that Google are considering reducing the importance of Page Rank in view of the increasing relevance of social bookmarking and other social sites such as Del.icio.us and Digg.

Now there is Twitter run by Google, and more and more Twitter results are turning up in Google search results. Twitter is what is called a micro-blogging service that uses SMS and instant messaging, or the blog posts on the Twitter website. Facebook is also being used by more and more people, but a lot are college students and others trying to spy on and stalk ex lovers for what can only be assumed to be pretty nefarious reasons.

However, these uses of so called social networking sites are immaterial. It their existence that matters, and the association many of them have with major search engines that are producing so many search results somewhat less than useful when they should properly have been filtered out. The question is: Should Google and Yahoo be allowed to be associated with these sites and give them preference in search engine results by use of what can only be manipulation of the algorithms?

Perhaps Page Rank and Link Density will become less important than your registration and participation in these sites. That is why I have joined most of them. They are fun to participate in, but much of the content is very juvenile and amateurish and not what I would to find in a serious search. Blog postings are generally not useful content.

However, back to link density and Page Rank. It is highly unlikely that link density will ever be dropped by Google, but they might introduce some aspects of social bookmarking in to their algorithm. What this means is that if you want to improve your listing, you will have to be involved in Google related social sites, Twitter being the main one at the moment.

If you understand Twitter you will know what I mean when I state that Google might include, in addition to page rank and traditional SEO, the number of friends and comments, number of Twitter followers, photo uploads and frequency of updates. Keep an eye on Google activity and their acquisitions, since the more acquisitions of social sites Google make, and the more of their own they produce, then you can be pretty sure that at some time they will introduce elements of that into their algorithms.

So, get ahead of the race and get acquainted with Twitter. Google have made no changes yet, but the buzz is there, so dont bet your boots that no changes will be made in that direction sometime in the future. My belief is that article submission will remain the one major means of attracting traffic and obtaining one-way links back to your selected web pages for the foreseeable future, but that elements of social bookmarking and other social networking sites will gradually creep into the algorithms.

There is nothing to lose by being ahead in the game, and you have just been given a clue as to how to do that. It might be a year away, perhaps less and perhaps more, but when the day comes, if it does, I at least will be prepared for it.
